One of the most overlooked ways to add value to your rental property is investing in quality landscaping. Owners typically spend all their time and money improving the interior living areas and skimp on exterior improvements. Great curb appeal and functional outdoor spaces will help attract quality tenants that are willing to pay higher rents and have a greater chance of staying for the long haul. Landscaping becomes increasingly important when investing in single family homes. Part of the desire to lease a full home is to have a private outdoor space to enjoy. Not much to enjoy if you just lay down a little gravel and call it a day. Investing in some hardscaping and artificial turf will provide a low maintenance space that looks great year- round while adding value to your property.
The secret to increasing property value isn’t a secret! The number one way to increase your property value is (drumroll please) good management. For starters, you don’t need to think up convoluted or fancy ways to make money. Cut the grass. Take out the trash. Keep common areas clean. Respond to maintenance requests in a timely manner. Be polite and efficient. Address any resident complaints with compassion. It’s really that simple! Tenants pay more to live in well-run properties. You’ll have less turnover. You’ll nip potential maintenance issues in the bud. This is a low-hanging fruit waiting to be picked.
