Be an expert on one segment of the market to differentiate yourself from other people in the industry. Becoming an expert in the market means understanding everything about that particular market niche. How many total properties are there? Who owns the most buildings? What are the average prices per foot, prices per unit and cap rates? A true market expert will have these numbers right off the top of their head.
