HOW SHOULD I CHOOSE MY SUPPLIERS? Now more than ever, it is extremely important that builders and developers do their due diligence to find the best pricing on goods that will be delivered as ordered. The decision on where to purchase your building materials can be based on hours of research, past experiences and/or recommendations from other builders or your trade organization. You’ll want to take into consideration the quality of each dealer’s products, how quickly they deliver and of course, their pricing and return policies. As a general rule, three written quotes are sufficient for price comparisons and to obtain a competitive cost. But price is not always the final consideration. Be sure to ask about quality, availability and guaranteed delivery dates. Instead of all those hours spent trying to find the right vendors, wouldn’t it be nice if you could just make one phone call to get the ball rolling? If you knew of one manufacturer-direct wholesaler who could act as a purchasing agent and handle everything for you? Instead of you contacting large numbers of manufacturers and distributors, a one-stop shop could do the sourcing and ordering, check the status of the purchase orders and make sure that everything appeared at your site on schedule. In addition to negotiating discounts, coordinating deliveries and handling quality control issues, a one-stop shop would also have a large stock on hand of high-quality fixtures, premium appliances and even a complimentary design center. They would offer the type of upscale features and finishes expected by today’s choosiest tenants, not like those found in neighborhood DIY big box stores. With such a large inventory of desirable materials purchased at the best available rates, worries about future price increases, tariffs and supply shortages would disappear.
