RENTS AND INTEREST RATES WILL DIP

2025 will be another interesting year for real estate! I think we’ll see rents dip in markets that have a lot of multifamily coming online after years of construction. I also think the supply of single-family properties will increase, giving buyers and investors more selection. Even though rents may dip, I think interest rates will level out in the low sixes. This will give investors an opportunity to enter some markets that have had higher barriers to entry due to increased capital costs and prices. I also think the cost of capital will decrease as treasuries and bank savings rates decrease, which will make private lenders more competitive as they chase solid returns.

Watch out for reverse mentorship and silent mentorship shaking up multifamily! Forget waiting on industry vets; fresh voices are taking the wheel, bringing new insights that are fast, real, and radically adaptive. Silent mentorship—where actions and posts speak louder than words— puts the spotlight on what we write on LinkedIn and social media. We all have an obligation to own our words because, like it or not, we’re silently mentoring others. It’s time to ditch the corporate script and embrace mentorship that’s bold, authentic, and far from cookie-cutter. Expect multifamily’s next wave to be loud, and refreshingly REAL.

In 2025, I predict a strong wave of buyers from tenants currently using basement rentals (ADUs). With limited housing supply and potentially lower interest rates, these residents will feel ready to become first- time home buyers, creating fresh demand in the market. This shift will likely make house hacking even more popular as more buyers seek ways to offset mortgage costs while finding homes that suit their growing needs, making affordability and flexibility key trends to watch.
