We have tracked satisfaction scores, surveyed amenity preferences, and watched competitors add everything from upgraded fitness centers to package rooms and coworking spaces. The assumption is straightforward: Residents who get more of what they want will be more satisfied and more likely to stay. Recent Grace Hill research suggests the relationship between satisfaction and retention is more complicated. The question owners should be asking is not simply, “What do residents like?” It is, “What actually shapes their day-to-day experience?”
