DON’T CONFUSE SATISFACTION WITH IMPORTANCE The topline score may tell both owners that residents are satisfied. The comments tell two very different stories. Those differences should inform investment decisions. This is where smaller owners have an opportunity. You do not need millions of data points to identify meaningful resident signals. Start with the recurring themes in surveys, reviews, and everyday conversations. Imagine two properties with similar satisfaction scores. At one, residents repeatedly mention that maintenance is responsive, but parking becomes difficult at night. At another, residents love the neighborhood but consistently mention that there is nowhere for their children to play. Owners can easily mistake the highest- rated feature for the one that deserves the most attention. Sometimes a relatively small source of friction matters more because residents encounter it repeatedly. Think about the difference between a pool someone uses a few weekends each summer and a parking problem they deal with five nights a week. Or an upgraded fitness center compared with a package process that causes frustration with every online order. The lesson is not that pools, clubhouses, or fitness centers do not matter. The lesson is that frequency, convenience, and context matter too. Residents do not experience a property as an amenity checklist. They experience it as a home, one day at a time.
