Instead of guessing who might sell next, we built a simple AI lead scoring model. It pulls assessor, permit, and rent control data into BigQuery each night, compares it to our past 220 sales, and assigns every Los Angeles multifamily parcel a propensity-to-list score from 0 to 100. The report drops straight into HubSpot, so when an owner crosses 70, my team gets a task with phone number, mail merge letter, and a suggested talking point. It has tripled our qualified conversations while cutting raw cold calls in half.

One unique way I’m using AI in my commercial real estate business is to present me with market data, such as demographic shifts and development patterns, in a conversational tone to ensure I’m truly understanding what I’m reading. I feed the AI information from CoStar, Crexi, and public records, and I ask: “What do you think this means?” AI is essentially consuming itself with the knowledge it regurgitates, so I’ve opted not to lean on it too heavily by using it as a “bible.” Instead, I rely on it as a double-checker... like a second set of eyes that helps me verify, not replace, my judgment.

AI has changed how the IRS selects tax returns for audit. Instead of random selection, the IRS now uses AI to detect patterns among those likely to underreport income or evade taxes, especially real estate investors. AI also targets taxpayers who claim material participation in rental activities without proper support. With audit risk now driven by algorithms, it’s more important than ever for real estate investors to work with a qualified CPA to ensure accuracy and compliance. This shift shows how AI isn’t just a tool for businesses; it’s also reshaping how the government enforces tax laws.
