WHAT IS BONUS DEPRECIATION, ANYWAY? Bonus depreciation lets you write off a chunk of a property’s cost in the year you buy it, rather than spreading it out over decades. From 2017 to 2022, investors enjoyed 100% bonus depreciation, but it dropped to 80% in 2023, 60% in 2024, and a measly 40% in 2025. But thanks to recent legislation, we’re back to 100% for properties acquired after January 19, 2025, and now it’s permanently at 100%.
