CA probate courts are no joke as many have come to find out, and unfortunately, life is unpredictable. A will does not assure anything (although still good to couple with a trust), and probate courts can tie up funds for prolonged periods—months, even years. Protect your assets and simplify the process for your immediate family rather than having them cope with both your loss and the courts. Put it in a trust!

Protecting your rental business starts with protecting your people. Turnover is not just annoying; it’s expensive, disruptive, and it bleeds into resident experience, renewals, and maintenance response times. Your best “insurance policy” is a retention plan you can actually track: •Hire for heart and service mindset •Train leaders to coach, not control •Catch burnout early with stay interviews and quick pulse checks •Layer in clear growth paths, realistic workloads, and recognition that feels personal, not “corporate & templated”

The best way to protect a rental business in 2026 still involves forming LLCs. If title to your rental property is held in an LLC, and a tenant sues, your liability is limited to the assets held inside the LLC. And when you are personally sued, a holding company LLC in a state like Wyoming or Nevada places your real estate assets off limits. Be wary of other real estate asset protection structures that you don’t understand. They will cost more to form and maintain and will not provide you with the court-tested asset protection that LLCs offer.
