CHALLENGES FOR LANDLORDS IN ADOPTING PROPTECH Navigating PropTech can be daunting for landlords, especially when dealing with a flood of options and jargon-heavy pitches. “Landlords are very good at what they do,” Kimbrough notes, “but they’re not technology people, and that’s where the challenge comes in.” One common pitfall is overlooking service level agreements (SLAs). “Many PropTech providers don’t include SLAs in their contracts, which can be problematic. SLAs ensure ongoing support and provide KPIs to measure success. Without them, landlords may not have the tools to set proper expectations with service providers.” SMART TECH FOR SMALL TO MID-SIZED LANDLORDS Many smaller landlords may feel overwhelmed by PropTech, assuming it’s only for larger portfolios. Kimbrough reassures them: “We 100% work with landlords of all sizes. We have intentional solutions for small to midsize operators—it’s such an underserved market.” For smaller landlords, it’s about tailoring solutions to meet specific needs. “One size does not fit all. If we’re talking to a small owner, I may not recommend a full smart home setup, especially if their tenants don’t engage with a lot of technology. We can design a solution that makes managing properties easier while improving tenant experience.”
