How did you get started in the rental industry?

DIANA WILDE | Landlord | California and Oregon

I just jumped in, found a small house to rent to a family using my own funds, while jointly restoring a Victorian house with my husband that was moved across town and placed on our lot next door. The architect instructed me to get my Contractor's license (I paid a fee to the city and instantly became a licensed contractor) and managed the whole project. I'd never been so busy, complete with a newborn and learned needed skills on the fly. The successful project is now listed on the National Register of Historic Places in Oregon.

I grew up in a multi-family home that my family owned. My family rented apartments in the home where I grew up. I watched and learned from my family how profitable it was to invest in residential multi-family properties. I purchased my first multi-family property with my wife over 20 years ago and we have learned a lot. We have built our business together, having experienced a variety of situations that helped us improve our real estate rental business. We now own two residential muti-family properties in the New York City area. We are always looking for new areas to invest.

I’ve been in property management for 15+ years. I started because I was doing horrible in college, going through my first heart break and was failing. I finally worked up the guts to tell my parents. My amazing parents understood and started talking to their friends. Lucky for me, a family friends’ company was hiring for an Assistant Property Manager. I had no experience, but I’ve always been very organized, efficient, and a people person. So, she referred me, and I got the job! I agree with the statement “it’s all about who you know”. So don’t be afraid to ask your friends and family for referrals.

What do you love about working in the rental industry?

I find satisfaction in problem-solving when resolving issues faced by tenants. Separately knowing you are building wealth while someone else pays your mortgage offers another level of satisfaction.

Most of my small real estate portfolio is in a college town where my properties are located very close to the campus. I enjoy working with young people who are often first-time renters.
