VET TENANTS BETTER, SLEEP BETTER

One of the best ways to protect your asset is to have the right vetting from the get-go. So many times, I have my housing provider clients tell me they are having issues with tenants. The first question I ask is, “What is your vetting process and did you make any exceptions?” If the vetting is poor or they made exceptions, often times the issues could have been avoided. For example, if you see a large deposit that isn’t common in the bank statements, that could be a red flag. Maybe the tenant was on their way to being evicted, and the housing provider chose to do cash for keys instead. Another example is they don’t have the best credit, and they give a story to justify it. The story could be legitimate, but you still need to dig deeper. Keep in mind at the end of the day that you need to navigate all the problems that come your way. How you mitigate them is up to you.

Treat your asset like a living ecosystem where people, performance, and positioning work together. A stable, well trained onsite team drives resident satisfaction, operational consistency, and financial outcomes. Pair that with a resident‑centric service model that builds loyalty through responsiveness, personalization, and community connection, and you create a customer base that renews at higher rates and advocates for the brand. Financial protection comes from tight expense control, proactive maintenance, accurate forecasting, and real‑time performance monitoring. In a crowded landscape, the most durable advantage is service differentiation. When teams are strong, residents feel valued, operations run with precision, and the asset stands out for the right reasons, the business becomes resilient.

IF THE VETTING IS POOR OR THEY MADE EXCEPTIONS, OFTEN TIMES THE ISSUES COULD HAVE BEEN AVOIDED.
