According to NCSC, of the eviction cases that go through a diversion program:
64% end in a settlement agreement
25% are dismissed by the landlord
6% of cases result in a trial
What does this mean for landlords? If your local court adopts one of these programs, the eviction process may take longer and often requires mediation or other steps before a hearing. At the same time, you may be less likely to uncover a rental applicant’s past rent payment issues through an eviction search alone. This trend is a reminder that landlords must stay aware of what is happening in local courts and adjust their tenant screening strategy accordingly.
